What the Property Palace Shows: Home, Family and Savings
The Property Palace (Tian Zhai Gong) shows where you live, the mood at home, and how you tend to buy property and save. It is one of the twelve palaces in Ziwei Doushu. Your family base is what stays over the years: a home, savings and family assets.
Enter your birth time in the free Ziwei Doushu calculator and find the cell labelled 田宅; the chart labels are in Chinese. That cell is yours. Reading how you live and save starts there.

Why the Property Palace Is Called the Treasury
It is called the treasury because it shows how much money finally stays. The Wealth Palace shows how money comes in and goes out.
Take two people on the same salary. One saves a down payment within a few years, while the other spends it all every month. The difference is not what they earn but what they keep.
| Compare | Wealth Palace | Property Palace |
|---|---|---|
| What it shows | Income sources, spending habits | Home, property, the family base you keep |
| Money as | Flow: money in and out | Stock: the part that stays |
| The question | Can you earn it? | Can you keep it? |
So to read your money, read both palaces together.
"Treasury" is a name from modern textbooks. The Complete Book of Ziwei Doushu says "Tianfu is the treasury of wealth," but that line is about the star Tianfu, not this palace.
The Property Palace's Three Directions and Four Squares
Read the Property Palace together with the Children, Siblings and Health palaces. These are its Three Directions and Four Squares (San Fang Si Zheng): the four palaces you read together for any one palace.
| Role | Palace | Covers |
|---|---|---|
| This palace | Property Palace | Property, home life, family assets and savings |
| Opposite | Children Palace | Your bond with children, fertility, creative output, and juniors |
| Trine | Siblings Palace | Siblings, mother, close friends and partners |
| Trine | Health Palace | Constitution, the body systems that carry strain first, and the mind-body link |
The Children Palace sits directly opposite. The two form one axis, with home at one end and the next generation at the other.
Siblings and close friends are often the people who help you hold a home together. The Health Palace covers your body, and how comfortable your home is tends to show up there.
The 14 Major Stars in the Property Palace: Home and Saving Style
The major star here hints at the kind of home you like and how you save. Major stars are the fourteen main stars of the chart, such as Ziwei. When two major stars share the palace, read both rows together.
| Star | Home you like | Saving and property |
|---|---|---|
| Ziwei | Quality and a sense of presence | Values assets; will save for a good home |
| Tianji | Moves often; wants easy transport | Changes homes often; assets shift a lot |
| Taiyang | Bright, open and lively | Often spends on family; saves slowly |
| Wuqu | Practical and plain, little decor | Disciplined; builds property bit by bit |
| Tiantong | Comfort and quality of life | Relaxed when young; saves more from midlife |
| Lianzhen | Cares about decor; many opinions at home | Buying property tends to hit snags |
| Tianfu | Stable; values the family's roots | Good at keeping money; a solid family base |
| Taiyin | Quiet, warm and private | Favours property; builds up slowly (old texts call it the lord of property) |
| Tanlang | Loves decorating; often hosts gatherings | Spends a lot when young; buys late |
| Jumen | Minds neighbours and ownership | Read contracts and deeds closely |
| Tianxiang | Neat and settled | Lives within their means; careful about guaranteeing loans |
| Tianliang | Centred on elders; often cares for others | More likely to inherit family property |

| Pojun | Likes renovating or a fresh start | Changes homes often; spends before saving |
Empty Property Palace: Borrowing the Children Palace's Stars
With no major star, this palace borrows the major stars of the Children Palace opposite. An empty palace only lacks a major star; it does not mean you have no family assets. The Children Palace then always holds two major stars, and all of them come across.
- Only major starsThe other stars in the Children Palace are not borrowed.
- Same brightnessA borrowed star keeps the brightness it has in the Children Palace.
- Transformations tooA birth-year transformation on a borrowed star comes along with it.
Every palace borrows this way, just as an empty Life Palace does. The borrowed stars are about the next generation. So your home tends to change shape with your children or others in the household.
The Four Transformations in the Property Palace
When a transformation enters this palace, home and saving lean toward ease, control, good order or worry. The Four Transformations (Si Hua) are Hua Lu (wealth), Hua Quan (power), Hua Ke (fame) and Hua Ji (obstacle), tags that attach to certain stars. Three kinds count here, each active for a different span:
- Birth yearset by the year you were born, active for life.
- Decadechanges every ten years and covers only that decade.
- Annual Fortunechanges every year and covers only that year.
| Transformation | Tendency in the Property Palace |
|---|---|
| Hua Lu | A more comfortable home; easier to save or to find a chance to buy |
| Hua Quan | Say over household matters; willing to make property decisions |
| Hua Ke | A neat, presentable home; an orderly household |
| Hua Ji | Prone to worry about chores, the home or family; saving takes effort |
When your Decade Cycle (Da Xian) brings a transformation into this palace, moving house or family matters tend to take center stage for those ten years.
